About Umoja
Umoja brings institutional investment discipline to workforce housing in India’s employment corridors—assets tied directly to industrial growth, labour mobility and the daily functioning of the real economy.

The platform
Investor-owned, ring-fenced SPVs acquire and hold income-producing workforce-housing properties. Umoja Asset Management sources and diligences assets, coordinates capital projects and applies a consistent investment and reporting framework.
Nia is a brand owned by Umoja Marketplace Technologies Private Limited. It operates the properties and connects Member demand, Living operations, collections and corridor intelligence to the investment process.
The current operating base of 10,000+ Members and an approximately one-million-sq-ft equivalent operating footprint across four industrial corridors were established in the first eight months of the Studio model. The platform remains early in its development, but this density already creates continuous operating data on occupancy, collections and Member behaviour.
This integrated structure is designed to reduce information asymmetry without confusing ownership: investors own the relevant Theatre SPVs; Umoja manages the programme; Nia operates the Living system.

Why now
India’s manufacturing and logistics growth is concentrated in a limited number of industrial corridors. The people who power that growth often move hundreds of kilometres for work, then rebuild housing, services and financial trust from zero.
Suitable accommodation close to work remains fragmented. Umoja’s mandate is to institutionalise that infrastructure through disciplined ownership, common standards and direct operating visibility.
