Governance
Governance is designed to protect capital, maintain operating standards and support clear, accountable decision-making across specialised real assets.
The asset-management and operating functions are integrated through documented agreements and performance standards, with investor ownership kept distinct and transparent.
Property-level and portfolio-level reporting follows consistent, decision-useful definitions and controlled accounts.
Acquisitions and major capital decisions are subject to title, approvals, physical and operating review before capital is committed.
Assets are managed with a multi-year horizon focused on occupancy resilience, service quality and disciplined capital allocation.
Ownership and control
Own 100% of the equity in the relevant ring-fenced Theatre SPV.
Holds property title, debt, bank accounts and sale or refinancing proceeds.
Manages sourcing, diligence, capital projects, reporting and stewardship.
Operates the properties under a documented operating agreement.
Underwriting & reporting
Investment decisions and portfolio oversight follow institutional real-estate underwriting standards adapted for workforce housing. Indicators of income durability and operating quality—including occupancy, collections, Member retention and corridor-level performance—are tracked continuously.
Public reporting remains deliberately high-level. Detailed property metrics, underwriting assumptions and portfolio reporting definitions are shared with qualified capital partners under confidentiality and remain subject to independent verification.
Responsible investment
Umoja treats workforce housing as essential infrastructure. The platform prioritises safe, dignified living conditions, gender-sensitive design where required, and operating practices that support Member well-being and long-term community stability in industrial corridors.
Detailed responsible-investment policies, measurement definitions and reporting protocols are maintained for institutional partners rather than presented as a public compliance matrix. The public asset standard explains the property-level principles.
Safe, managed housing can remove a practical constraint on women’s participation in factory work.
Reliable living infrastructure near employment supports workforce participation, continuity and productivity.
Formal, professionally managed housing can improve living conditions in fast-growing employment corridors.
Leadership

Founder
Sachin has spent more than three decades building systems that serve India’s blue-collar and migrant workforce. After more than a decade at Unilever, he founded and scaled a technology company that delivered distribution infrastructure to kirana networks across the country.
At Umoja he leads strategy, capital allocation and the integration of institutional ownership with the operating platform. His focus is long-duration infrastructure that makes industrial migration more sustainable for Members and the assets that house them.
Founder
Pushkar spent 21 years leading officers in demanding Indian Army environments, followed by eight years applying that operating discipline to supply chains, logistics and large-scale operations.
At Umoja he is responsible for operating excellence—standardising multi-location assets, protecting occupancy and collections discipline, and supporting consistent performance across industrial corridors.
Together, the founding team combines domain depth in workforce systems with the operating intensity required to manage specialised real assets over long time horizons.
Reporting and oversight
Investors are intended to receive regular reporting across property health, occupancy, collections, reserves and agreed financial metrics. The Nia operating platform adds context on Member behaviour and corridor conditions.
The final reporting framework, investor rights, security package, responsible-investment protocols and payment waterfall will be documented before any property acquisition.
